My advice to buyers wanting to get good properties
1. Make sure you have money for the transfer costs; purchase prices do not include costs. Buyers have to pay to transfer, not the sellers.
2. Make sure if you are self-employed, that you meet the bank’s lending criteria and have all your financials up to date. It is easier to get a bond if you work in a job. Self-employed applicants have to supply more information and need 12 months’ worth of bank statements instead of 3 months’ worth.
3. Your Fica documents must be in order, you will need proof of residence to buy.
4. Ask an agent to get a bond originator to complete the Lucid credit check application. You will need a maximum of 750 points to pass level 1 scoring at any bank. The check will show if you have enough points. You will need to give permission for credit checks to be done and provide copies of your ID document.
